Development Concept

A Traditional Neighborhood Development in the heart of Baton Rouge, that combines timeless design with modern living to create a truly distinctive community.

Our Philosophy

A Modern Approach to Traditional Neighborhoods

Benton at Magnolia Woods is modeled after Traditional Neighborhood Development (TND) design principles, which balance smaller, higher-density lots with shared green spaces and mixed-use commercial areas — all within a five-minute walk.

In keeping with these principles, the homes in Benton at Magnolia Woods will be characterized by front porches, classic architecture, gardens, and a network of sidewalks designed to create a feeling of connection and activity. These public spaces and connections are what provide residents with the opportunity to socialize and engage in their community.

Community Design

Mixed-Use Commercial Space

Another hallmark of traditional neighborhood design is the inclusion of mixed-use commercial space embedded within the community. Our commercial space has been designed to include a building that houses various hospitality and lifestyle offerings — all connected to a family lawn, a large park, an expanded pond, a community garden, and other amenities.

We envision this space being a regular meeting point for residents across Magnolia Woods.
