Benton at Magnolia Woods

Protecting the Character of the Neighborhood.

Every home at Benton is reviewed, every builder is vetted, and every common area is maintained to the same standard — so the neighborhood you move into is the neighborhood that holds its value for years to come.

No home gets built without review.

The Architectural Review Committee (ARC) evaluates every home plan — and every later exterior change — against the same design standards. Approval is never automatic, and that's the point: it keeps one lot from undercutting the next.

01

Submit Plans

Your approved builder and architect submit home and landscape plans to the Architectural Review Committee (ARC) before construction begins.

02

ARC Review

The ARC evaluates style, materials, massing, and colors against the community's design standards — and against the homes already built nearby.

03

Approval & Deposit

Once plans are approved and the construction deposit is paid, your builder can begin work. Any exterior change later goes through the same review.

04

Build & Inspect

Construction proceeds under the approved plans, with exterior work required to be substantially complete within 12 months of permit issuance.

The ARC's approval criteria are intentionally judged case-by-case — final approval always rests with the Committee.

Construction is limited to a vetted roster.

Unlike an open-builder subdivision, every home at Benton is built by a builder the ARC has already approved. Bringing an outside builder means submitting them for ARC approval first — the standard never bends lot to lot.
